Overview

The Land Improvement Valuation feature allows Users to include land improvements (e.g., utilities, aesthetics, appeal, etc.) information within a Valuation to provide a more accurate assessment of a property's replacement cost.

Navigation

1. From the Home screen, click the Navigation Menu and select Valuations from the dropdown menu.

2. From the Valuations screen, click the Land Improvements tab.

3. From the Land Improvements screen, click the + Get Land Improvement Valuation button.

Creating a Land Improvement Valuation

1. From the Create a New Land Improvement screen, click one of the following options under the Site field:
   • Add Existing Site: This allows you to connect an existing Site to the Land Improvement Valuation to create an aggregated Valuation report, including building and land improvement information for a site. 
   • Create New Site: This allows you to create a new Site and connect to the Land Improvement Valuation to create an aggregated Valuation report, including building and land improvement information for a site.

2. Enter a name for the Land Improvement Valuation in the Land Improvement Name field. The Land  Improvement Name is alpha-numeric, up to 300 characters, used to identify the Land Improvement Valuation throughout the system.

3. Select a Land Improvement Type from the dropdown menu.
   • Clinker Hardening
   • Fencing - Bars
   • Fencing - Tube - Wire Netting - Wire
   • Landscaping
   • General Land Improvements
   • Asphalt Paving
   • Impermeable Paving
   • Not Specified

4. Enter the declared value for the Land Improvement in the Client Declared Value - LIMPR field. The Client Declared Value - LIMPR value is the total amount the Land Improvement is covered if a rebuild is required.

5. Select a Land Improvement Quality rating from the dropdown menu. The Land Improvement Quality indicates the current state of the Land Improvement.
   • Low 
   • Average
   • High

6. Select your Local Currency code from the dropdown menu. The Local Currency is applied to the Building Client Declared Value field. The Local Currency field will default to the user-defined currency selected during the system setup.

7. Select a Reporting Currency from the dropdown menu. The Report Currency is applied to the Building Client Declared Value on all reports. The system will use the Local Currency when displaying the Building Client Declared Value field on reports if a Reporting Currency is not selected.

8. Enter the size of the Land Improvement in the Size field using square meters. Square meters are used for measuring the area of a two-dimensional space (e.g., floor, field, etc.).

9. Select the Country Name where the Building is located from the dropdown menu. The Country Name field will default to the user-defined currency selected during system setup.

10. (Optional) Select a location region from the Region dropdown menu. The Region allows Users to pinpoint the building location.

The Region field does not appear for all Countries.

11. Enter the Building's Location in the Location field and select the Location from the dropdown menu. The Location will also appear on the Map below the Location field.

12. Click the Create button to create the Land Improvement Valuation.

12. The Create a New Land Improvement screen will refresh and will now be titled after the value(s) in the Land Improvement Name field.
13. Scroll to the bottom of the screen and click the Send For Automated Valuation button.

15. When the Valuation is complete, you can view a summary of the results by navigating to the Land Improvements screen by clicking the Land Improvement tab.

16. The complete Land Improvement will be listed under the Automated Valuation Complete section.
17. Click the Land Improvements Name.
